Will he buy the property?

Hi, everyone. I have been studying Horary by myself for sometime now and will start the STA course soon. This chart is a way to measure my knowledge, so I will appreciate any help.
The question is from someone who has migrated overseas. In her country, she has left a farm that owns with her brother. The ascendent in Saggitarius and the descendant in Gemini could indicated the radicality of the question (Sagittarius meaning the foreign country and Gemini, by Mercury, the nature of it). Both owners want to sell the property now. A month ago, someone went to see it, liked it, said will need a loan to buy it (so with think about it), but his offer has not come yet.
The querent wants to know if he is still interested in the property and if he will buy it.
My question is about the position of the Moon, almost on the DS, and about to make a conjunction to Jupiter (the querent), which has a semisextile with Uranus. The property (Mars) has a sextile with the DS too, almost exact, applying. To me this means the offer could be coming, but as the significator of the buyer is Mercury, which is dignified in Gemini, but combust by the Sun, I get confused. Besides, the significator of the querent is Jupiter and is in the house of the buyer, but debilitated for its exile. There is no aspect between querent and quesited, Mercury, but the Sun (which sign is intercepted in the 8th house) is between them in 6th house. Could the Sun means the buyer needs to get the loan before any offer or its position (or uranus’ semisextile to querent) means he will no buy the propriety at all? What is more important to answer the question: the significator of the quesited, the Moon, as co-significator or the question or the querent, or the aspect on the Ds angle? And would you interpret somehow that all these significators are in the same sign (Gemini, the ruler of the quesited? Some talk to make yet? And would you consider the trine (exact) of Pluto to Mercury from 2nd house?

The lord of the hour of your horary is Jupiter the same as the lord of the Asc, so this chart is ready to be delineated.

There is neither an aspect of the buyer (Mercury combust) with the seller (Jupiter in exile but participating triplicity ruler) nor with the property (Mars peregrine). The last aspect of the Moon (combust too, co-significator of the querent who is the seller) was a conjunction with the peregrine Sun (ruler of the 9th in the 6th), the next will be a sextile with Mars, the property. I cannot see that this prospective buyer will really buy. I don’t think an aspect to the cusp of the 7th is enough.

I do not consider Uranus, Neptun or Pluto in horaries, neither semisextiles, semisquares, 135° or quincunxes. Or other minor aspects, asteroides,… And I don’t think that Saggitarius is in any way concerned with foreign countries if the cusp of the 9th is not there.

Thanks, Georgius. Your explanation is very clear. It’s a fact I will need to practice more to have your level, but I hope my classes will give me plenty opportunities for that. I need to consider better how the planets are and the impact this has in a reading. And check even more the charts you share (and have checked) here. They are gold!
